About OpenCondoDocs
From OpenCondoDocs, the free condominium document library
OpenCondoDocs is a free public library of condominium and homeowners' association documents. It lists 9,681 condominium properties in 2 municipalities, each with its own page, and summarizes the records-access law of 64 Canadian provinces, territories and US states.
What the library contains
- Property pages. One page for each condominium plan, with its address, plan number, number of units, year built, assessed values and location, taken from public records.
- Documents. Bylaws, budgets, financial statements, reserve fund studies, minutes and insurance certificates, contributed by people who hold them lawfully and published with personal information removed.
- Records law. For each province, territory and state: who may request a corporation's records, the deadline, the limits on fees, where to complain and the penalty for not complying.

How documents are handled
Contributed documents are stored privately in Canada until they are reviewed. Before anything is published, names, unit numbers, amounts owed by a unit, contact details, signatures and anything else about an identifiable person are removed. Privileged legal material is deleted unread. The identity of a contributor is never published, and is disclosed only when the law requires it. The privacy policy has the details.
Editorial standards
- Every fact on a page comes from a cited public record, an official text or a published document.
- Pages state what the records show. They do not review or comment on individual board members, managers or owners.
- Law summaries are checked against the official text of the statute or regulation, and each page shows the date of that check.
- Nothing on OpenCondoDocs is legal, financial or investment advice.
Corrections and responses
To report an error, or to add a property's complete documents on behalf of its corporation or association, write to hi@commonfile.ca with the address of the page. A condominium corporation or association may submit its own documents through the contribution form; they are handled the same way as any other contribution.
